Reputations are not built overnight
In Referenceline's view, this track record is more important than the ratings. Don't be impressed by a few old reviews which may not be representative.  Look for firms with a commitment to asking for feedback - good or bad - from their customers.  We recommend that you look for a track record of ratings and reviews in at least 9 of the last 12 months and that you should not be too concerned about an isolated negative review.  Ask the firm for their side of the story.

Code of Practice
Businesses have a legal responsibility to treat you fairly, but it's often hard to know what questions to ask or what standards to expect.  They are the experts and you should be able to rely on them to help you make decisions.  These questions explain the commitments that this business has made to follow a code of practice and they will help you understand what you have a right to expect.

Sellers: Ombudsman: 92%
SELLERS Did the firm show you evidence of their membership of an Ombudsman scheme to give you free, independent review of any complaints ? (eg is the Ombudsman logo shown on the sales particulars for your property?)

Sellers: Fees: 100%
SELLERS Did the firm clearly explain their fees, expenses & business terms and confirm this in writing (including email) before marketing your property?

Sellers: Buyer services: 90%
SELLERS Did the firm make clear whether or not they wish to offer other services (such as mortgages) to potential buyers of your property?

Sellers: Particulars: 100%
SELLERS Did the firm ask you to confirm the accuracy of the draft particulars before marketing your property?

Sellers: Viewing: 100%
SELLERS Did the firm agree the viewing arrangements with you and comply with these arrangements?

Sellers: Offers: 100%
SELLERS Did the firm confirm all offers in writing (including email)?

Sellers: Marketing: 83%
SELLERS Did the firm ask you whether or not the property should remain on the market after the offer was accepted. (n/a in Scotland)?

Buyers: Ombudsman: 85%
BUYERS Did the firm show you evidence of their membership of an Ombudsman scheme to give you free, independent review of any complaints ? (eg is the Ombudsman logo shown on the sales particulars for your property?)

Buyers: Marketing: 73%
BUYERS Did the firm tell you if the property was kept on the market after your offer was accepted, or was put back on the market later on. (n/a in Scotland)?

Buyers: Accuracy: 100%
BUYERS Did the firm give you accurate (i.e. not misleading) information about properties?

Buyers: Offer: 94%
BUYERS Did the firm accept your offer without attaching any conditions (such as that you should arrange your mortgage through them)?
You can see how many customers have said "Yes" in answer to each question, but please don't expect 100% in every case.  Nobody's perfect and some customers may not be completely sure about the answer.  It's more important that you understand these questions and discuss them with the business so that you both agree what good service means for you.  A responsible business will be happy to explain the details to you and it's always better to clarify these points upfront to avoid misunderstandings later on.

A three bedroom semi-detached house in Dorchester, Dorset.

Cost: £270000

"The level of service that I received from Dickinson Bowden was among the best that I have ever experienced, in any field. The Sales Manager, Joel Cremen, took particular note of my needs (I was selling my mother's home after her death and I live 400 miles away), and made things work for me. His organisation and attentiveness took the sting out of what might have been a stressful situation. He kept me informed, was clear and up-front with me, and knew when to wait and when to act. I have nothing but praise for Mr Cremen's work.

I visited Dickinson Bowden's offices in Dorchester on two occasions and both times was struck by the warm welcome I received from staff.

I would have no hesitation in recommending Dickinson Bowden."

North side of Weymouth adjacent to schools and easy access in and out of the area.

Cost: £260000

"Dickenson & Bowden were very efficient and diligent in putting together the property details and checking with us that these we agreeable with us before marketing them. During the viewing which Dickens & Bowden lead , they kept us fully informed of who and when were viewing the property. Then when we received offers they made sure we were always fully kept in the loop, so we could decide what to accept or not.

When we had accepted an offer, Dickenson & Bowden were there for any queries between the purchased and ourselves and solicitors on either side.

Dickenson & Bowden were a very efficient and effective in marketing and selling our property which was undertaken in a warm friendly way, who I would definitely use again and would totally recommend to anyone else."

Customer Review

4 x bedroom mid terrace late Victorian house with converted attic, situated close to the centre of town and within easy reach of the hospital, schools, bus routes and the railway station.

"The duration of time from when our property was first advertised by Dickinson Bowden to when we moved house was eleven months. The market was influenced partly by uncertainties caused by the Brexit vote during this period and had an adverse effect on the sale.

Dickinson Bowden stayed in touch every week during this period and sometimes daily depending on the activity in the market place at any one time. This was most heartening and made us feel that we were not alone in the process of trying to sell, particularly after our first buyers withdrew their offer.

The sales manager was always positive about us proceeding with the sale at the price agreed as he felt the valuation of the property was an accurate one.

My wife and I are very grateful for the personal touch and the professional way in which we were always treated by Dickinson Bowden, in particular the sales manager. We would recommend their service without hesitation if approached.

Thank you."

1 bedroom purpose-built flat

Cost: £120000

"I bought, let and then sold this property through Dickinson Bowden and found them extremely professional, helpful and informative, both as a buyer and seller. When I was selling the property, they found a buyer who they knew was reliable and a acted as a good professional communicator between the buyer and me. Their service as letting agents was also first rate - reliable and transparent. They dealt with unexpected issues promptly and effectively, didn't add unexpected charges, and have always been personable and polite"

Brick-and-flint cottage in conservation area.

Cost: £187000

"Joel has to be the best estate agent I have ever come across. Friendly, approachable, not at all pushy, and very honest and open when advising me on how best to present the house. The most impressive thing for me was how he was constantly able to "problem solve". For example, the current waiting time at WDDC for searches to come back is 15 weeks. this is causing huge problems at the moment. Joel suggested that I applied for the searches myself right at the beginning (sellers can apply for searches - it doesn't have to be buyers. So even before the house officially went on the market, I had applied for the search, which meant that when I accepted an offer, the process wasn't delayed by waiting for search results. This is just one of many examples of how Joel "thinks outside the box". I could give many more examples."

Grade II listed building converted into separate units. Village location.

Cost: £220000

"We first contacted Dickinson Bowden about our new home and, because we were coming rather a distance to view, they wanted to be sure we knew about potential major issues, which was good. We knew there wasn't going to be something nasty to put us off when we got here. Lucy saw us first to show us around. We decided to buy immediately but waited a few days to be sure. The next time we saw the property Joel. showed us around. Joel was our main contact throughout the purchase. I have to say that the company that we used to sell our old house were excellent. I thought their communication was spot on. Joel, however, was a notch above them. He rang regularly to be sure we knew what was going on. He made brilliant efforts to find out silly details for me from the vendor (such as what type of locks were on windows and doors and measurements that I'd got wrong when I went to measure up). If I were buying or selling in this area again I'd use Dickinson Bowden without hesitation. They're really good."

A grade 2 listed 2 bedroom apartment near Dorchester.

Cost: £250000

"We met Joel Cremen of Dickenson Bowden when we viewed a property we were interested in. We were very impressed with Joel’s professional manner, knowledge and his overall “nothing is too much trouble approach to his job”, so much so that we asked him to value our property and consequently asked him and Dickenson Bowden to market it. Joel has been brilliant throughout the sale process, professional at all times, a font of knowledge, helpful beyond the call of duty, always got back to us when requested, and always of good cheer and a pleasure to talk to, even through all the usual frustrating aspects encountered during any sale process.

We recommend Dickenson Bowden to anyone requiring the services of an Estate Agent in the Dorchester area.
