"Abbreviated Review for Referenceline

As I am living outside of the UK it was essential that I found a professional letting agency to fully manage my recently purchased semi-detached home. I selected Jennings and Kent from a number of agencies and was happy with the Property Manager’s dealings in signing me as a Client and finding what he had described as suitable tenants. Three years on and I am a very unhappy Client.

If you are looking for end of month statements and monies in the bank, Jennings and Kent Letting is not for you. I have waited 4, 5, and 6 months at a time for statements and monies in the bank. Currently, 10 October 2016 I have not received a statement or balance of rental monies in 11 months. The last statement was dated 30 October 2015.

If you are looking for Jennings and Kent Letting to find a tenant take an active part in their searches. The tenant I have has been nothing but trouble; has stopped paying rent twice (to my knowledge) and has been served an eviction notice, known to me only after the fact.

If you are looking for Jennings and Kent Letting to do repair work insist on immediate follow up. Pipes under the kitchen sink were causing blockages. For whatever reason action wasn’t taken soon enough and the tenant took it upon herself to have a new system fitted and deducted the cost from her rent, leaving me to bare the inflated cost.

Further to this a leak in the roof and a cracked skylight. A quote was obtained, £525, in May 2015. I continued to ask about this but did not cite the quote until 5 months later when a dispute over not receiving statements or rental monies and no contact came to a head. At this time I asked for a further 2 quotes. The roof had deteriorated during this time so the entire roof needed to be repaired. The 2 quotes: £3200 and £3500

If you are looking for Jennings and Kent to maintain the level of standard of your property by the tenant insist on regular visits by the Property Manager and request a written report. A proposed buyer viewing my property stated: “I found the property in a terrible state of repair and not fit for human habitation.” This description and what I saw when viewing the property to purchase in May 2013, 4 months prior to the tenant moving in, are worlds apart.

If you are looking for regular contact/feedback, Jennings and Kent Letting is not for you. All communication from the Property Manager ceased on 5 May 2016; the 8 emails I have sent since then have been ignored and gone unanswered. As a Client Jennings and Kent do not have your best interest at heart. I need statements to prepare my UK tax return but request have not been acted on. I have repeatedly requested a rental increase in line with similar properties on the Jennings and Kent website but no follow through. This tenant has caused so many problems yet she is still on the same rent after 3 years.

Would I recommend Jennings and Kent Letting to anyone wanting their property managed? I think all the above speaks volumes. I believe most of the problems stem from an unsuitable tenant, repair work, lack of regular communication (an email doesn’t take long to send off to keep in contact) and an accumulation of monthly statements and rental monies. All these are essential for a Client to keep abreast of what is going on with their property. This is common practice in any letting agency.
