"Clearly, the estate agents were working for the seller and this showed throughout the buying process. The firm were generally polite and professional - but this is all relative - we are talking about people who want to sell property for a profit. Once the negotiations started and questions were asked of the property, seller etc, things became heated and we received a telephone call that was inappropriate and unhelpful from the agent, pressurising us to hurry up the process. Buying a home can be stressful and is a big purchase, we did not need an agent working for someone else to pass on stresses experienced by the vendor and their chain. At the end of the whole process, when picking up the keys to the property there wasn't even a smile, handshake. We didn't expect a medal upon completion but considering they make lots of £money£ out of buyers and sellers alike, some decent professional relations might have gone a long way to making buying this property a joy and not a hassle with the middle man - the agent."

The process of buying and selling can, at times, be frustratingly slow and a large part of our focus is to ensure that the transaction continues to move forward, often at a pace that is dictated by the chain. In this instance, we had a clear, definitive timeline from our client that, without our proactive involvement, we would have missed.

At the end of this process we regret that you did not feel that your experience was as relaxed as you would have liked it to have been but we are delighted that you finally secured the property that you were so keen to buy.

"The process from start to finish was a smooth as you could expect as house sale to be.

Even with the initial hiccup from a time wasting buyer the process never became too stressful nor onerous and was managed really well by the staff at John Payne.

Both offers for the house came in less than a week of the property being marketed each time. With a honest and focussed buyer the process from offer to completion happen very quickly with very little fuss and was managed in it's entirety by the agents. Their communication between ourselves, the buyer and both sets of solicitors was seamless and there was continued updates given to us at all points.

Other Comments:

I do think you need to reconsider which solicitor you are pointing buyer's towards. I personally would not deal with Michael Cornwall on any future transaction, who delayed the process significantly and the additional time required on what was a straight forward sale resulted in my own solicitor fee's being double the original quote. The general consensus is that this is 'what it is like with solicitors', I don't think this should be accepted as the norm within the industry. His response times / general availability were extremely poor."
