Installation, connection and testing of a vertical radiator. Disconnection and removal of sinks, including reducing and capping the water feed below floor level. Temporary disconnection and making safe of a radiator. Trouble-shooting various leaks.

"Our plasterer suggested Rob as we needed a plumber and he has proved to be a very capable, reliable, skilled craftsman. Each task was discussed with a view to obtain optimal results and keeping costs down. His vast experience was shared with us to ensure we reached the best result. His deep attention to detail and neat style of working minimised mess and he always cleans up afterwards.
In addition he is happy to discuss work with other tradesmen involved with a project.
His communication by phone, text or e-mail is first-class with prompt response to questions.
He sends invoices by e-mail which has allowed me to settle by bank transfer.
Thoroughly recommended."

6 x Radiators replaced and one capped off. Replaced sink tap, Shower, Toilet cistern valve, Outside tap, internal isolation valve and Magnetic filter

"Rob was very quick to respond to our call for a quote, and once the date was agreed, Rob was on time and delivered everything within the discussed timescales.
Rob was very pleasant and was very focused on delivering an excellent outcome.
The toilet cistern replacement unearthed some unexpected findings, but Rob diligently set about solving the issues, without it affecting the price.
At the end of each day, Rob ensured the system was left in working order so that we had heat and running water over night.
The finish has been excellent with great attention to detail.
There was no mess at the end of each day, and Rob completed a thorough clean at the end of the job.
We are delighted with the finish of every job completed and the systems all work wonderfully well again.
The final invoice matched the original quote, and we are delighted with the results.
We would have no hesitation in contacting Rob again, should we need plumbing or maintenance services.

We had an old radiator that was in the incorrect place, that needed to be replaced with a new column radiator. This included fully prepping the wall behind and moving pipework so they came directly up from the floorboards.

Renovation of downstairs shower room including removal of old tiles, shower and wash hand basin. Replacement ceiling, new plumbing, lights and tiles. Fitting new electric shower, shower enclosure and wash hand basin.

"The proprietor, Rob, gave us advice throughout the project which included initial planning, complete clear out of the old bathroom back to bare walls, retiring, plumbing fitting of the white goods and tiling. Invaluable advice regarding choice of tiles and white goods, and sourcing quality components with an eye on the budget.
Finish throughout is of a fantastic quality with an eye on details.
We are thrilled with the final product and highly recommend Lloyds Property Services."

To update bathroom including the following. To remove all existing wall tiles and existing shower. To re plumb shower due to new combi boiler, then install customers own shower. To re-tile walls around bath, splashback above basin and windowsill. To re-fit existing bath screen with new seal on bottom edge. To fit new taps supplied by customer to basin and bath in bathroom and basin in cloakroom.

"-Rob is a lovely man, very friendly and chatty. As a single younger female I felt comfortable with him being in my house without me present and would recommend him as someone who is very trustworthy.
-Rob tends to take his time with the job, this means a good quality finish, but also that the job may take longer than expected. It might be useful to get a projected end date for the work, although this may change.
-Rob's work is very good value for money. He completed all work planned.
-I would definitely recommend him and have done so to my neighbour.

Rob at Lloyds Property Services did a great job of replacing an un working toilet and putting in a new sink where there was no sink. He also sorted out my walls with a lovely bit of plastering.

"It's only an outside loo, but it is certainly a very smart and functional room now.

Replace Kitchen Sink and worktops

"I wanted my kitchen sink and work tops replacing but keeping the existing fitted units and wall tiles. Rob was extremely helpful in finding suitable worktops and a sink which he ordered and arranged to be delivered. He started the work on the agreed date and managed to remove the old worktops without damaging any of the tiles. He installed the new tops and sink and cut a hole for the cooker hob. He renewed the old waste pipes and repaired the cupboard beneath the sink.
I was very pleased with the new tops and sink and it has made a big difference to the kitchen without having to replace the tiles and cupboards. Rob managed to keep the disruption to a minimum and left the kitchen as tidy as possible at the end of each day. I found him very helpful and efficient and would have no reservations in recommending him to anyone else."

Replace customers own 1200 X 900 quad shower enclosure with a new one.
 

"Had to wait for the firm to complete another job and also organize help with the job because the shower enclosure was very heavy. Once their arrangements were in place a firm start/finish date was given and adhered to. We would definitely use the services of Lloyds Property Services again.
