Home Information Pack - Redress Scheme
Since 14 December 2007 every home put on the market, no matter what size, must have a Home Information Pack. It brings together valuable information at the start of the process - such as a sale statement, local searches and evidence of title - which could save you money, time and stress. The Pack also includes an Energy Performance Certificate that contains advice on how to cut CO2 emissions and fuel bills. More detailed information about HIP contents and their introduction can be found at www.homeinformationpacks.gov.uk.
An integral part of the new arrangements is the setting up of an independent complaints handling and redress scheme where a dispute arises over the HIP. The Housing Act 2004 makes it mandatory for Estate Agents to join a scheme. The Secretary of State has appointed the Ombudsman for Estate Agents scheme as an approved redress scheme.
National Association of Estate Agents
THE NAEA is the largest professional estate agency organisation in the UK. Representing nearly 10,000 members, the NAEA is committed to raising professional standards across all aspects of the property market for the benefit of member agents and ultimately the home moving public.
Membership of the NAEA is on an individual basis and includes principals, partners and directors of agencies and employees working in agencies. Only those companies which have Principal, Partner or Director as a Member are entitled to use the NAEA logo.
Ombudsman for Estate Agents - Lettings Code
The Ombudsman for Estate Agents (OEA) Scheme provides an independent service for dealing with disputes between Member Agencies and consumers relating to the buying, selling or letting of residential property in the UK. The Ombudsman is independent of Member Agencies and will provide a free, fair and speedy review of complaints falling within his terms of reference.
