"The initial contact was made some months before we were able to arrange a viewing, we had found the home on Rightmove. I contacted Warners and luckily got Abby, she was polite and professional. Even when we were not in the position we needed to be financially and trying to arrange a viewing. She came back to me and told us where we needed to be at.

Fortunately for us, our situation changed and that meant we were in a better position financially to afford this home. Abby was an expert negotiator and got us a viewing at short notice, even though it was known we could not make the asking price.

After a viewing, which was informative but not pressured. We made an offer and it needed selling to the vendor by Abby 100%. After the viewing we waited only a couple of hours and she had struck us the perfect deal with an offer accepted in the early evening on a Friday. Definitely impressed with her work ethic and professionalism through out, without doubt went above and beyond the job role and working hours.

Abby even pointed me in the right direction regarding the legal side of the move. Which helped no end in pushing this move through in 3 months.

Even once we had moved in, we had a teething issue, not a problem when I contacted Warners to find out where we stood and the matter was resolved within an hour. They definitely bent over backwards to rectify and have been very easy to contact. A much more personal service than we have experienced previously.

I would use Warners again without hesitation 100%.

"From the time I made first contact Warners have been always efficient and courteous. The firm are knowledgeable about local conditions and were always realistic in their dealings with me. I was given a steady stream of viewers and always received timely and helpful feedback in what proved to be a difficult 2-year process of selling an older property with the usual difficult features eg clay lump structure, low ceilings, spiral staircase (people so often declare their love of old properties but expect totally modern facilities at a knock-down price!). Having at last found keen buyers, I (and they) then had to endure a stressful period while surveyors and solicitors were doing their work. There were longish gaps with little contact other than from Warners, in the last few months Sue Etheridge, who really stayed on top of the job and frankly kept me sane. With the right amount of liaison between seller, buyers, and professional services on both sides, Warners steered this deal through. With a less diligent and encouraging estate agent I feel that either seller or buyers might have cracked, such were the pressure and stress for both sides. The whole process was an eye-opener for me about what estate agents can achieve and Warner's fee here was well-deserved. I chose Warners because I felt they were truly local and would advise accordingly. For example, I was given useful steers on removal firms"

"We had a truly dreadful experience with Warners, specifically Abby, and would recommend avoiding at all costs. The initial viewing and handling of our offer was fine, albeit there wasnít much that needed doing. We had our offer on the new build accepted once we had a buyer, and paid the deposit.

Unfortunately we lost our buyer and informed Warnerís straightaway. We had earlier been told that if this happened we would be given some time to find a new buyer, but instead the property we were buying was put back on the market the same day. We were, however, told that if we could find a new buyer, our original agreement (price, conditions) would be honoured. However, this turned out to be another untruth.

We found a new buyer within three working days and immediately rang Abby to re-reserve the house. We were told that in fact there was another viewing that day. After further calls went unanswered, we eventually got through to Abby later that day and were informed that the person viewing that day had subsequently made an offer that had been accepted. It is pretty clear that we were just leverage to use against the new buyer.

We therefore lost the house we had had reserved for three months. We had chosen all the fittings, had travelled a four hour round trip to check progress numerous times, and spent significant sums on solicitor fees that we wonít get back. We were strung along and told whatever suited the agent and building company at the time, no matter what the truth was.

I would advise all potential buyers to avoid Warners at all costs, and not to believe anything you are told by them."

Following the comments made by Mr. B, having spoken to both my negotiator, Abby and my developer client, I would make the following response.

When Mr. B informed Abby that his chain had collapsed, he also asked for his deposit to be returned. Our client immediately complied and returned the deposit, in full, without asking for administration charges. In doing this, our client felt that any obligation to Mr. B were severed and he instructed Abby to remarket the property at a higher asking price.

We had immediate interest from able buyers requesting a viewing which was arranged.

On the day that Mr. B advised us he had resold his property, the second viewer made an offer close to the new increased asking price. Before we could speak to our clients, who are three individuals, the new prospective buyers, upon reflection, increased their offer to the full new asking price. We approached our clients for instruction, and they decided to proceed with the new buyers at the higher price.

Abby had the unfortunate task of informing Mr. B of our clientís decision. Abby did suggest they might consider increasing their offer but was told this was not an option.

In speaking to my client, he has said that had Mr. B not requested his deposit returned, he would have possibly allowed him time to try and resell. Whilst we understand the upset and disappointment felt by Mr. & Mrs. B, we can only say Abby, at all times, acted upon our clientís instructions and for herself would have been happy to have been able to sell to them.

Abby is a respected and well liked member of my staff and we regularly receive commendations and thanks to her from buyers.

"Debbie Copeman the sales manager gave a very professional service and appraisal of the house from the first phone call making the appointment. She stood out way above the other estate agents we interviewed with her quiet confidence, excellent local market knowledge and guidance in the sales approach. She produced quality prospects and her and the office team quickly picked up on and prevented rogue enquiries /attempts to gain access to the property.
Easy to talk to and in no hurry to talk down the acceptable price to speed up the sale. Debbie and the office team quick to respond to phone messages and emails when not in the office.

"It was rather unusual circumstances as Warners were the local agent engaged by a distant agent. Once offer accepted property was still being advertised FOR SALE despite requests to change it to STC.

In some respects I feel that staff weren't interested in liasing with the other agents. Whilst the purchase was going through there were staff shortages at times owing to sickness which didn't help. Having said that the staff were helpful in making keys available (with consent of other agents)after Contracts were exchanged. Unfortunately on completion there was a delay as a report was needed before keys could be released even though the money had been transferred"

"From the start of the process Debbie and Sue were friendly/approachable and yet always professional.

They were always prompt in replying to any queries I had and it seemed that no query was too much hassle to chase up. Liasing with buyers solicitors frequently to check up on hold ups/exchange dates and completion acting on behalf of my brother and I who's hands were tied as in the hands of probate.

In fact they knew and done more than the solicitors acting on behalf of my nans estate.

Debbie was clear at the beginning of evaluation for probate re the process and their fees.

Sue was always on the end of a phone or email to assist with the negotiations re price and her experience of the area and similar aged properties guided my brother and I into accepting an offer very quickly despite lockdown.

"Both Sue and Debbie were very helpful throughout and were very friendly and approachable. We had some special requirements regarding access before completion, in view of our situation, both disabled and elderly.

They obtained the seller's agreement, which meant that we were able to get some work done, enabling us to move in without difficulty.

"Warners dealt very professionally with our sale, in these very tough times they kept us informed every step of the way and offered advice and guidance when needed.
Our property is very close to a row of food chains and a pub, this concerned us when selling the property as it could be a negative factor in people wanting to buy our property, however the cliental that arrived at our property already knew about this, so thank you to Warners for making that clear.
We are very happy with service provided and would not hesitate to use them again if we ever move again."
