I instructed Home Deco Property Services Ltd to remove the existing patio in my back garden, and excavate the ground to the correct depth of 150mm, before laying the new patio. They were instructed to remove the breakfast room window and bricks below and replace with a bifold door, and to remove the back door and replace with a window and to remove a tiny window and replace with a bigger window. Home Deco Property Services Ltd laid the new patio between 22nd January and 9th February 2018 and the path and back patio on the 18th February 2018. The back door and window were removed and new wall built (awaiting the new windows) and the tiny window removed and hole enlarged in December 2017. The holes for the new windows were boarded up as they awaited the new windows. The larger window that replaced the tiny window was installed on 16th January as were the window frame for the new window which replaced the back door. The breakfast room window and bricks below were removed and the bifold door fitted on the 17th January 2018.

"Home Deco Property Services Ltd did not remove the existing patio or excavate the ground to the correct depth of 150mm before laying the new patio. The new patio has been laid on the existing one resulting in the ground level being raised the height of 1-2 bricks (3-6 inches) and the original damp course being bridged. In addition to a damp problem appearing, seven of the new paving slabs on the new patio and new path have come completely loose and a number of other paving slabs are coming away at their joints due to the mortar / cement / grout dispersing. The new paving slabs became loose in December 2018. Rainwater is unable to flow away efficiently away from the house due to how the patio has been laid and is likely to be one of the main causes why these paving slabs are coming away at their joints because of gathering rainwater. There is damp to the inside face of the base of the main rear wall. Visible Damp on the inside wall to the left of the bifold door first appeared in mid-May 2018, and there is damp behind the kitchen cabinets and to the right of the bifold door also. Sills were not provided for the new windows and areas of render which they applied are hollow and loose and appear not to have been applied correctly. On the whole, other work was done by Home Deco Property Services which was of a good standard, (for example laying a new engineered wood floor) and I was pleased with the result. I was planning to give them more work. However, I was left very disappointed with the two aforementioned jobs and the cost to rectify this will be very expensive. I have already spent another 900 for a new chemical damp course to be injected to create a barrier to prevent the rising damp to rise any further, and 550 for a chartered building surveyor to examine the problem. I am now in the position where part of the kitchen will need dismantling and part of the kitchen and breakfast room floor opened up to fully establish how much damage from the damp has been done due to the raising of the patio. The patio will need to be lowered and re-laid at the correct height, and areas of render redone, and sills provided for the new windows, among other things. Furthermore all communication with the Director of Home Deco Property Services to resolve these problems have proved fruitless."
