To replace worn decking support beams due to age and replace decking steps for same issue

"Joe to look at and repair main decking supports that had been in place for around 12 years and had failed due to age.

Joe had a look and gave us a price of “around a £1000 pound”, as he said the job was a large one for him and he would need to jack up the decking to remove boards etc This sounded like a lot of work and we agreed the price.

While we were away on Holiday Joe attended and carried out the necessary work to the main decking.

During this part of the repair it was noted that some of the composite decking boards were beyond salvage and he needed to fit nine new ones, we agreed this as a separate cost of £250.00 for the boards.

Joe said he would complete this part of the work and look at the stairs later as he was going away.

After a week or so Joe came up to do the stairs and contacted me to say the stairs were rotten and the stringers were also rotten.

He then quoted approximately three hundred extra for this and said the bill would be around £1500 excluding the additional composite decking.

At this point I told him to stop as the bill was running out of control and I needed to look at the stairs and make a decision on them.

That evening I looked at the stairs which were completely removed (apart from the stringers) which annoyed me as I now had no stairs and removing just one or going under the decking via the access door (previously fitted by Joe) could have told him this.

As the bill was much larger than initially suggested I had a quick look at my CCTV system to see how long Joe had been on site for the decking repair and the removing of the stairs and this came to under 10 hours labor including rounding up to the nearest half hour and for the gaps in between when he went for supplies.

I worked out the cost for materials and fixings etc based on B&Q prices which would be more expensive than trade prices.

I then worked out the approximate labour charge was going to be in the region of £1300 pound based on £200 for materials and excluding the £250 for the composite decking.

This would mean the hourly charge rate would be around £130 an hour! And even if you take into account overheads of running a mobile business for Van, Fuel, environmental, say £50 out of every hundred that would still be £80 pound per hour pure man labour hours !!

We queried the costs with Joe and he went off on one saying the original quote was £1200 labour and not £1000 and if we had an issue we should have said something in the beginning and we could have negotiated ( which translates to a higher price than needed to be was originally quoted) and he prices per job not an hourly rate and we were paying for his experience and he had to survey the job, pick up materials and get rid of old wood, insurance etc…etc…

He also started to say the person who fitted the decking originally did not do a good job….but unfortunately I interrupted him and reminded him it was he who had built and fitted the decking originally 12 years prior. (it would have been interesting to see how far he would have criticized his own work).

We left it at this and agreed to pay him £1000 for the work and an additional £250 for the composite decking.

I have asked for a detailed materials and labour + Vat invoice approximately 15 times now but to date still not received! Interesting no vat invoice received for the work or for the nine separate composite decking board he claims he purchased.

In short, we feel we were overpriced based on the scope of the work and we feel we should not have to haggle with a so-called professional business owner


We would not recommend this joiner and would suggest that if you intend on using him you haggle the cost as this is the way he obviously prefers to operate and do not expect to see a proper invoice.

It would seem Joe bases his quotes on what he thinks you can afford not what the job is actually worth.

Save yourself a lot of stress and heartache and use a trader with more integrity than Joe McColl has shown us.

David was given an exact quote, not an estimate. A price of £1200 to strip back the lower deck area due to collapse, of decking. ( only £1000 of this has been paid) with existing deck boards to be salvaged and re used. To replace all timber joists, 12 yrs old plus. ( average lifespan of treated timber used in this type of work is approx 10 yrs ) Replace salvagable existing deck boards. And strip out treads from the stairs only, to be assessed for rot as there was no access to the underside of the stairs for inspection at the time of survey. The stairs would then be quoted for in a seperate price if there were any damage of rot to the stair stringers. This work was carried out as per the quote.

Your only complaint was about the man hours spent on the job after watching me for hours on end on your cctv , as your sums worked it out to be an average of £120 per hour. (Actual time spent at the job site, collecting materials, removing rubbish to the skips, survey time etc approx 14 hrs ) Not taking into account the cost of materials, replacement treated joists. Galvanised nails. Wall anchors. Stainless steel clips. Stainless steel screws. Also bearing in mind other cost such as running and maintenance costs for a van which was used to collect materials, dump old joists, skip charges, Insurances, public liability, Wear and tear on tools. Tax. National insurance. etc. Bearing in mind being self employed we do not get sick pay or pensions. All of which are running costs involved with the nature of the work I do. Unfortunately. These costs are passed onto the customer so I can do the work required as efficiently as possible. In all working out the cost after taking of materials. Running costs etc as above. The hourly rate would work out to be less than £35 per hour had you paid the full amount. Which is less than the Average wage for a self employed tradesman .

You also asked me to do a vat receipt so you can claim back from your insurance. I explained to you I can only put on the receipt that damage was caused by natural decay, (rot due to lack of maintenance on your part). Which the insurance would not pay for. That would be insurance fraud had I put anything else on the receipt other than what it was. Also you asked me to put a vat number on the receipt so you can claim that back also. Joe mccoll joinery services is not vat registered, that was also explained to you. That would be vat fraud for me to do that.

In all you expected your decking to last a lifetime, instead it lasted 12 yrs before you decided to maintain it. Unfortunately this is something you have to pay for. I carried out the work on the decking 12 years ago. Unfortunately rot had caused it to collapse. Not the quality of the work.
