Increase the size of an existing study and turn into a bedroom with ensuite. In addition block up a wall and create space for hot tub. Create sewage access for additional small toilet

"For anyone looking to hire GJ Construction in Bourton on the Water to deliver a building project please carefully consider your decision. From my opinion this company should not be part of any Government Endorsed Quality Business (TrustMark) as clearly misleading.

I would expect a company with this sort of endorsement to have strong qualities including customer service, good communication and fundamentally the ability to build a water tight property as well as follow up on issues and provide guarantees of workmanship.

From the outset reliable communication and customer service were lacking and further proof were demonstrated in the manner and tone of some eChannel and verbal communication. However the biggest problem has centred around the quality of build and fundamentally water leaking through a gully connecting the roof of the extension to the main house that has been a problem since it was constructed. Despite numerous communication, investigations and chasers the problem continued during 2021 and eventually Gary Hawker, owner of GJ Construction, stopped trying to resolve the problem and replying to any further communication to resolve the problem

Fortunately I had kept c£1500 from the overall build to be paid on completion and this has been required to hire a specialist roof contractor to rip out the existing lead and sealants from one part within the gully and replace. Feedback was extremely negative around the quality of work with words of ‘shocking’, ‘basic common sense’ and ‘cowboy’ in feedback coupled with ‘the lead had not even been connected properly into the wall - no wonder water continued to leak into the bedroom. Additional costs for repairs over £2000 plus further visits have been required to make other repairs. Unfortunately another part of the roof continues to leak and I am advised by 2 different roofers that it will all need to be ripped out and replaced. This is expected to cost c2k.

Overall I paid 30k for the build with additional add ons and stress and continue to see more cost as a result of poor workmanship and lack of ownership with no guarantees. This from a quality endorsed business.

I am very disappointed and would add a warning to anyone looking to hire this company. There is no commitment to customer service. I question the overall technical competences of the builders as seen in the quality of mentioned above. I will not go on about the quality of the plumbers employed. Finally I do not believe they have the quality of builders to adhere to the standards you would expect from a Trust Mark trader and would recommend you think very carefully before engaging with GJ Construction. I would also advise TrustMark review their vetting standards to allow such builders to be associated with their approval stamp.
