Replacing concrete slab patios with mono block patios. Building a new wall and creating a new path. The work was extensive.

"The installation team were very friendly, they were innovative and they were problem solvers who always did their best to get the job done. The same cannot be said about Manor Drives management.

In the quotation document we received, Manor Drives claimed they used their own time served employees. This is not true they subcontract the work to a self employed gang.

They claimed they would guarantee their work against any and all problems and this has proved not to be the case. On the day I was introduced to the site foreman, he walked the job with the Manor Drives owner pointing out mistakes that the owner had made in the way he was setting out the work. I was later to find out that because I had overheard their conversation that I had agreed to extras. During the site operations the self employed gang took responsibility for all design and construct matters. The Manor Drives owner never came near the site unless the foreman insisted, or when he wanted more money.

I paid the final invoice at the end of June 2012 before the final sanding had be done, (this was due to bad weather) it took a full month to get them to come back to complete the job. By the time they returned, many of the new blocks were covered in dark stains. The installation team took pictures and said they would get the owner to contact me. This never happened and after some time I had to chase him. His attitude was that because it looked like a manufacturing problem I should take up the problem with his supplier. This problem was eventually brought to a less than satisfactory conclusion by me negotiating a direct settlement with the block manufacturer. Manor Drives might be okay if your job is simple and straight forward but if your project is complex, before engaging Manor Drives consider the following.

1. If you can make contact with the installation team employ them directly Manor Drives simply add overheads and very little value.
2. Make sure the documentation you receive is headed “quotation” if it says estimate you leave yourself open to claims for payment to cover their mistakes.
3. There is no insurance backed guarantee with Manor Drives so make sure you get something specific in writing to cover your project warranty and remember if they go out of business you have no cover.
4. Don’t pay in full on completion, hold back a reasonable retention. There can be minor problems such as cracked blocks and it will be easier to get them back if you retain some cash.
5. Keep a record of changes that are suggested by the on-site team, they think they are solving problems, even when created by Manor Drives, but Manor Drives think they are extras.
6. Make it clear to Manor Drives that only changes agreed by you in writing will be accepted as extras.

I approached Manor Drives seeking access to post this review on the Trusted Trader website some time ago but they ignored the request. I eventually had to write to Referenceline proving I was a genuine customer in order to gain access

Manor Drives ought to conform to an agreed customer dispute process but there has been little evidence that they do.

They said there would be a full site survey by their own surveyor. They don't have one!"
