Reputations are not built overnight
In Referenceline's view, this track record is more important than the ratings. Don't be impressed by a few old reviews which may not be representative.  Look for firms with a commitment to asking for feedback - good or bad - from their customers.  We recommend that you look for a track record of ratings and reviews in at least 9 of the last 12 months and that you should not be too concerned about an isolated negative review.  Ask the firm for their side of the story.

Code of Practice
Businesses have a legal responsibility to treat you fairly, but it's often hard to know what questions to ask or what standards to expect.  They are the experts and you should be able to rely on them to help you make decisions.  These questions explain the commitments that this business has made to follow a code of practice and they will help you understand what you have a right to expect.

Tenants: Ombudsman: 75%
TENANTS. Did the agent tell you about their membership of the Ombudsman scheme?

Tenants: Marketing: 67%
TENANTS. Did the agent tell you whether the property would stay on the market until your tenancy agreement came into force ?

Tenants: Deposits: 67%
TENANTS. Did the agent confirm that any money you pay to them will be held in a separate client bank account?

Tenants: Deposit Scheme: 100%
TENANTS. Did the agent tell you which government-backed protection scheme they use to protect your deposit?

Tenants: Agreement: 100%
TENANTS. Did the agent give you the opportunity to review the tenancy agreement before signing?

Tenants: Inventory: 75%
TENANTS. Did the agent provide a schedule of the condition of the property and, if furnished, an inventory of the contents?
You can see how many customers have said "Yes" in answer to each question, but please don't expect 100% in every case.  Nobody's perfect and some customers may not be completely sure about the answer.  It's more important that you understand these questions and discuss them with the business so that you both agree what good service means for you.  A responsible business will be happy to explain the details to you and it's always better to clarify these points upfront to avoid misunderstandings later on.

mid terrace 3 bed house Lockside, DUMFRIES

"Excellent and friendly work by Stephanie Bell in the Dumfries Office

Whilst the video inventory is valuable and provides a visual record of the condition of the property it was extremely lengthy to use, particularly at a time when other matters are pressing have just moved home."

Bungalow in a rural setting outside of Dumfries

"My main concern is that the agent have an agreement with an energy supplier, who basically take over the property with no prior consent of mine. I was informed that I could easily cancel this agreement and choose my own energy supplier, which has not turned out to be the case. I called to cancel the pre-allocated supplier, to be told I have missed the cut off point and now I have a big mess of sorting out suppliers which apparently will take between 4-5 weeks to resolve. I am unclear as to why the agent has this in place as it has proved to be more than a headache for me to resolve. I haven't used this agent before, so I feel stuck with them."

2 Bedroom flat in Dumfries

"Your Move Dumfries were very good. Corresponded well and supplied informative information.

Have not used them before but if the standard applied by the Dumfries office is typical of how they conduct business I would have no hesitation in recommending them as a letting agent."
