Being at the bottom of the chain we felt very much like the poor relation. We tried to be flexible throughout the process but those higher up the chain invariably got what they wanted (in terms of exchange and completion dates) and we were expected to fall in line. We didn't get the impression that the agent was working hard on our behalf - perhaps because we were only buying and not selling!"

"I really can't speak highly about the service I received from the Sales team at Farmer & Dyer in Caversham when I was selling my property. Right from the start they were helpful, courteous and sensitive both to the commercial and emotional challenges of selling my family home.

When I first popped into the office, without any appointment, to enquire about their services, Damian was very friendly and welcoming. Over a cuppa we talked about my reasons for selling, my time frame, circumstances, and rather vague idea about what I would be doing next! He was completely non-judgemental, and most of all, not pushy, which I really liked.

We set up for Tom to come out to visit to assess the property, and he arrived promptly and took a lot of care and attention walking round the house, viewing the rooms from different angles, admiring some of my nicer pieces of furniture, and even saying hello to my cats! He also made a few suggestions as to how to better present a few items and areas, which was very helpful. He then sat down with my daughter and I, and very methodically explained the whole valuation and sales process, the importance of doing due diligence and qualifying the buyers and any chain; of working closely with both the seller, the buyers and their solicitors all the way through the process.

Having never bought or sold a house on my own before, he patiently explained all the steps of the process, without being patronising at all, and how the F&D team would support me along the way, and gave me huge confidence that they would act in my best interests.

He gave me an initial valuation, which was very close to what I had been thinking myself, but we discussed and revised it slightly given my timeframes. He had some helpful paperwork to back up the discussion and also followed up with further information promptly that afternoon.

I made it clear that I was getting quotes from 2 other estate agents, and once again, he was not at all pushy, and encouraged me to go with whoever seemed right for me, which I found a very professional approach.

Given both the friendly and professional approach I decided to engage F&D, and let them know shortly afterwards. Damian checked the weather and suggested George should come up to the house on the Saturday morning to take some photos as the weather was due to be sunny. George was equally friendly, polite and professional and took excellent pictures that really enhanced the sales details.

I was working to a tight deadline to get the house on the market as I was going away for a week and wanted to leave the keys with them to show potential buyers in my absence, so the whole team came up to the house late one afternoon as Damian said it was their policy for everyone in the offie to be familiar with the houses so they could market them most effectively, whihc impressed me.

The particulars were excellent and needed little re-drafting, and I went away for a week, during which time the F&D team showed about 10 potential buyers around, keeping informed of every viewing. Within 2 weeks I had a cash buyer who offered me the asking price! F&D dealt swiftly and carefully with all of the negotiations and enquiries from the buyers and their solicitors, and followed up on queries after the Survey, advising me on how to handle a small reduction in the offer price. We were looking to exchange before Christmas and time frames were very tight, which I found very stressful, but George particularly remained calm, mature and incredibly professional in achieving exchange on virtually the last working day before Christmas, with completion 2 weeks later - I was thrilled!
