"Property purchased in 2004 for £105,000, sold July 1010 for £65,000. After 15 viewings and several offers, a couple over £65,000 which was considered too low. None of these amounted to a sale, and the agents were eager to get the property off their books. They invited an investor to view and from that time onwards I felt the agents were acting to view and from that time onwards I felt the agents were acting for the buyer rather than me (the seller). I do have specific reasons for his allegation but no concrete evidence. The agents did have a vested interest regarding the buyer as my property was not the only one they were selling to him. I lost £40,000 on the value of the property. I know, there has been a drop in selling prices from 2004-2010, but this is close to 46 per cent. I was not resident at the property at the time and it would appear in hindsight that the agents ignored my requirements in favour of the buyer."

"We sold and bought a property via Pittis Estate Agents this year. We were delighted with the way our purchase was handled. One of Pitt is agents (Kevin) was extremely helpful and did not pressurise us at all. The property we sold was handled very well apart from one thing. At the time all properties had to have a HIP. Within a very short time I had a phone call from Pittis conveyancing asking if I wanted them to do the HIP. My father had just died (it was his property I was selling). I live in Scotland, and I had a lot on my mind. Pittis conveyancing said they could do a HIP for £550. I could defer this until the place was sold, but the cost would then rise to £750! I not knowing the English system I agreed to this and paid £550 by credit card. My solicitor soon found out what I had to pay for the HIP and asked why I did not ask them to do it. Like I said, I do not know the English system. She informed me they do HIPs for £300. I then had problems with a firm called Gaby Hardwick (via Pittis Conveyancing) so cancelled the HIP and asked my solicitor to do it. I tried very hard to get my £550 back from Pittis Conveyancing, but all I got was £75. I am still very upset about this. However, as HIPs are no longer required (only the energy part of it is now required), hopefully other people will not fall into the same trap as myself. I felt I was taken advantage of at a very vulnerable time. I have no problem with the agent, but Pittis conveyancing were not very helpful."
