"Firstly I would never consider buying a have that is being sold by tender even again. It puts incredible pressure (financially) on buyer, especially first time buyer. Also, for the agent is continue to solely act is the best interests of the seller when the buyer is paying them their fee is quite friendly a slap in the face. Also the tender fee affects the amount of stamp duty payable, this should be communicated to the buyer before offers are accepted. To this end, I also wouldn't sell my property by tender as I believe it to be misleading. We also had aggressive communication from James, which made me incredibly angry. Nicole was very helpful. "We were first time buyers and put in an offer mid March. Our mortgage offer was received 23 April. There were only 3 parties in the chain so we expected a quick completion.

At end of April having heard nothing from either the estate agent or seller's solicitors, our solicitor called Chelsea Baldwin to ask for an update and was told we were not to harass or hurry the sellers and if need be completion may be October. Bearing in mind we are expecting a baby beginning of October (which everyone knew about) our solicitor said this was not satisfactory only to be told not to make threats and if the client wanted to pull out then do so as they would not be blackmailed. Having said that she did ring back with an update later and did apologise for being rude and stating that it was us she was cross with as apparently Dan kept ringing. The only calls we/he made were for the offer or to make other appointments to take our parents round to view the property.

Two weeks later my solicitor rang again this time speaking to the Branch Manager and Antony Sayers who said he knew nothing of the case but would call us back. He did not call the solicitor back so we called and asked what was going on and he denied speaking to anyone. Asking him not to lie, he then said he would not speak to us and hung up on us. We then received an email saying "I would ask you not to call this office" which is totally unprofessional. At the end of the day surely it would have been in everyone's interest to try and bring the sale to an early conclusion.

In total frustration we went to the sellers direct and take a chance as to upsetting them as we had been told. But rather than thinking they were being / had been harassed by us were worried that they had been unable to let us know why the delay had occurred and were also not happy with the estate agents.

Finally on 29th July we completed our purchase but were so pleased that it was not us that had to pay the estate agents bill and in no circumstances would we recommend Douglas Allen to anyone."
